For those who don’t know you yet, tell us a few words about Storage-Logistics.

Storage-Logistics is the first marketplace in Romania, on the “pay as you use” model for warehouses with logistics facilities included, which brought to the logistics market the concept of collaborative B2B economy in terms of storage spaces. The Storage-Logistics marketplace allows companies that are looking for temporary storage space to identify storage spaces with included facilities available in the market, for the quantity of goods and the time required.

By connecting the need for storage with the storage space available in the market, Storage-Logistics easily and efficiently solves the problem of flexibility of storage spaces with included facilities, offering a solution for periods of uncertainty or unplanned storage that companies often face in the market. For those who have their own storage spaces with facilities included – Storage Logistics proposes the generation of new income streams and higher occupancy rates. Thus, we offer a hybrid solution for approaching logistics from which all the actors involved have to gain.

What are the essential or innovative aspects of the solution proposed by you?

At the end of 2020, Storage-Logistics put a bet on the B2B Collaborative Economy for the storage space market. We introduced this innovative concept on the Romanian market, being convinced that many of the companies in the market will identify multiple advantages from using free storage space resources, that they will take advantage of the opportunity to become more profitable by reducing costs and not to engage in long-term contracts for renting too large storage spaces.

Prior to the Storage Logistics marketplace, there was no way to generate revenue from unused surplus space held by warehouses. Any unused space in warehouses has a negative effect on the business itself because profits are low and money is wasted, and we are talking about a minimum of 10-15% of the total space that warehouses have.

How and why did you choose Storage-Logistics to have Hotspot Workhub offices?

In my opinion, Hotspot Workhub, through the Coworking / Open- spaces, also represents a collaborative B2B economy. I strongly believe that this is the future and it seems normal for Storage-Logistics to operate here! Storage-Logistics is a start-up at the beginning of the road, which can grow organically or suddenly depending on many variables, so we made the decision taking into account all the scenarios and being prepared for any situation.

The collaborative economy comes with a multitude of advantages based on efficiency and time for business development and customer needs, more than that it is easy! I think the reasons why you choose it are enough “you pay how much and what you use”.

What are the facilities from Hotspot that are most useful in your activity?

We found at Hotspot what Storage-Logistics customers found in our platform, FLEXIBILITY, the transformation of fixed costs into variable costs and the possibility to have access to a complete service without having to worry about the administrative or logistical part.

How is the team feeling here?

I like to say that Hotspot is more than a space provider, we feel at home here and I am convinced that if I need more space for a bigger team, we will find a solution together.

Care sunt aspectele esentiale sau inovatoare ale solutiei propuse de voi?

La sfarsitul anului 2020 Storage- Logistics a pus un pariu pe Economia Colaborativa B2B pentru piata spatiilor de depozitare. Am introdus acest concept inovator pe piata din Romania fiind convinsi ca multe din companiile din piata vor identifica multiple avantaje din folosirea resurselor de spatiu de depozitare liber, ca vor profita de oportunitatea de a deveni mai profitabile prin reducerea costurilor si de a nu se angaja pe termen lung la contracte de inchiriere a unor spatii de depozitare prea mari.

Inainte de aparitia marketplace-ului Storage Logistics nu a existat nici o modalitate de a genera venituri din spatiu excedentar nefolosit pe care il detineau depozitele. Orice spatiu nefolosit din depozite are un efect negativ asupra afacerii in sine deoarece profiturile sunt reduse si banii sunt irositi, si vorbim de un minim de 10-15% din total spatiu pe care il detin depozitele.

Cum si de ce a ales Storage-Logistics sa aiba birourile la Hotspot?

In opinia mea HOTSPOT, prin spatiile de Coworking /Openspace, reprezinta tot o economie colaborativa B2B. Eu cred cu tarie ca acesta este viitorul si mi se pare normal ca Storage-Logistics sa isi desfasoare activitatea aici! Storage-Logistics este un start-up la inceput de drum, care poate creste organic sau brusc in functie de multe variabile, am luat decizia tinand cont de toate scenariile si fiind pregatita pentru orice situatie.

Economia colaborativa vine cu o multitudine de avantaje bazate pe eficienta si timp pentru dezvoltarea business-ului si nevoile clientilor, in plus este usoara si facila! Cred ca motivele pentru care sa o alegi sunt suficiente « platesti cat si ce folosesti ».

Care sunt facilitatile de la Hotspot care va sunt cele mai utile in activitatea voastra?

Am regasit in HOTSPOT ceea ce si clientii Storage-Logistics au gasit in platforma noastra, FLEXIBILITATEA, transformarea costurilor fixe in costuri variabile si posibilitatea de a de a avea acces la un serviciu complet fara a mai fi preocupat de partea administrativa sau logistica.

Cum se simte echipa aici?

Imi place sa spun ca Hotspot este mai mult decat un furnizor de spatiu, ne simtim aici ca acasa si sunt convinsa ca daca voi avea nevoie de spatiu pentru mai mult personal, vom gasi impreuna o solutie.

Daiana Altinay, Marketing Director – Media Box, opened the door for us to get a glimpse of their TV production world and told us how their team feels at Hotspot.

 

Tell us a few words about the activity of Media Box!

Our company is called Media Box and its main activity is TV production. We are involved in several projects in the country and abroad, the most important at the moment being MasterChef which will be broadcast next year on Pro TV and Femeia Alege which can already be seen on Pro 2.

 

Why Hotspot Workhub?
We chose Hotspot because we really liked the concept. There are many pluses that I can list here among the most important being: feel good atmosphere, dynamic environment, ready-made office spaces, central location, and last but not least an extremely friendly management 🙂

 

How does the team feel here?
All of us feel very good about you and I think they will miss the office work now that they will have to spend more time in the studio.

Am ales Hotspot pentru ca ne-a placut foarte mult conceptul. Sunt multe plusuri pe care le pot enumera aici, printre cele mai importante fiind: feel good atmosphere, mediu dinamic, spatii de birou ready-made, locatie centrala, si nu in ultimul rand un management extrem de friendly 🙂

 

Cum se simte echipa aici?

Using Berlin at first as their exploration playground, interviewing people running and using those spaces, they furthered their journey across Europe and, with time, across other continents.
Overall, Pauline and Dimitar have visited over the last 5 years, 420 coworking spaces across 47 cities from Tokyo to New York.

Today we switched places and was our turn to interview Constantin Baches, one of our dear and creative members, founder of Misterwatch Magazine.

We admire Misterwatch’s team and their work and we are proud to have such people in our community. This is why today is about them and the magnetism that made our brands fuse together in a long term collaboration.

 

What made you choose Hotspot Workhub?

We chose Hotspot because we saw a picture somewhere with an interior design detail – more precisely an interior staircase – and we thought that if there was such a place somewhere, then we should be there too. Hotspot reflects exactly the philosophy of our products, it is a unique concept, in which quality means consistency, where civilization means normality and where lifestyle does not mean opulence.

 

 

What does “Hotspot is Misterwatch’s home” mean?

We ran away from any stereotype related to the media or the idea of business start-up, so we didn’t start thinking about what kind of office we would have. We preferred to focus our resources on the product itself, the content and the community. But later, we discovered that Hotspot Workhub is a real support in everything we do. It is our address for meetings, for inspiration and the place from which we interact best with our community. We feel at home and, after all, that is the most important thing!

 

 

How does the space help or inspire you in your activity?

At Hotspot we are in the world we are writing about, a world built naturally around what style, design, beauty, technology, precision and harmony mean. The energy that is felt here, the energy that the team behind the project transmits, helps us to be creative, to look far and to have confidence in the future.

 

What is the connection between “Misterwatch’s home” and the customers or collaborators?

We refer to Hotspot as the “MISTERWATCH and HERWATCH house” because, for us, the address here is more than an office. A lot more! It is part of our identity that we talk about even when we are in Milan, where we have a second office, and when we introduce ourselves to our partners and readers around the world. The Hotspot concept has all the qualities to be validated as a global premium concept. The mix between design, functionality and hospitality is at a level that you usually find in 5-star hotels or in business lounges of the most important airports.

Astazi, am facut schimb de roluri si a fost randul nostru sa-l intervievam pe Constantin Baches, unul dintre membrii nostri dragi si creativi, fondatorul revistei Misterwatch.

Admiram echipa Misterwatch si munca lor si suntem mandri ca avem astfel de oameni in comunitatea noastra. Acesta este motivul pentru care astazi este vorba despre ei si despre magnetismul care a facut ca brand-urile noastre sa fuzioneze intr-o colaborare durabila.

 

De ce ai ales Hotspot?

Am ales Hotspot pentru ca am vazut undeva o poza cu un detaliu de design – mai exact o scara interioara – si ne-am spus ca, daca exista undeva un asemenea loc, atunci trebuie sa fim si noi acolo. Hotspot reflecta intocmai filosofia produselor noastre, este un concept unic, unde calitate inseamna consistenta, unde civilizatie inseamna normalitate si unde lifestyle nu inseamna opulenta.

 

Ce inseamna ca “Hotspot este casa lui Misterwatch”?

Am fugit de orice stereotip legat de media sau de ideea de start up in business asa ca nu am inceput cu gandul la ce birou vom avea. Am preferat sa ne concentram resursele asupra produsului in sine, pe continut si pe comunitate. Dar, ulterior, am descoperit ca Hotspot reprezinta un suport real in tot ceea ce facem. Este adresa noastra pentru intalniri, pentru inspiratie si locul din care interactionam cel mai bine cu comunitatea noastra. Ne simtim acasa si, pana la urma, asta este cel mai important!

 

Cum te ajuta si/sau te inspira spatiul de aici in activitatea ta?

La Hotspot suntem in lumea despre care scriem, o lume construita firesc in jurul a ce inseamna stil, design, frumos, tehnologie, precizie, armonie. Energia care se resimte aici, energia pe care o transmite echipa din spatele proiectului, ne ajuta sa fim creativi, sa privim departe si sa avem incredere in viitor.

 

Care este legatura dintre “casa Misterwatch” si clienti sau colaboratori?

Ne referim la Hotspot ca la “casa MISTERWATCH si HERWATCH” pentru ca, pentru noi, adresa de aici este mai mult decat un birou. Mult mai mult! Este parte din identitatea noastra despre care vorbim si cand suntem la Milano, acolo unde avem un al doilea birou, si cand ne introducem partenerilor si cititorilor nostri din toata lumea. Conceptul Hotspot are toate calitatile pentru a fi validat ca un concept premium global. Mixul dintre design, functionalitate si ospitalitate se situeaza la un nivel pe care, de obicei, il regasesti in hoteluri de 5 stele sau in business lounge-uri ale celor mai importante aeroporturi.

Working from home can be challenging and has left people isolated and ineffective. New ways of working are emerging and they allow people to work from pleasant and safe environments where creativity and productivity is boosted. The concepts of work and the office will never be the same.

When we started Hotspot I knew the office concept will change and evolve, even without the “help” of the pandemics. But the unexpected reality of the generalized “work from home” situation accelerated a scenario where a large and pure functional office space could become useless.

The recipe of Hotspot was focused since the inception on a mix of ingredients that highlight the office as a statement and social center for companies. It is still about work, as it includes workplaces, meeting rooms, collaboration and services spaces. But then, we added the energy coming from the various events like conferences, product launches, art exhibitions, corporate events and even wine tastings and movie screenings. The relaxation and wellbeing
plays an important role in the success of the general concept as the idea of “office” shifts dramatically from everything we knew before. The “workhub” or the “flex-office”, as people tend to name the new face of “office”, includes also quiet areas where you can read or listen to music but also a Café to enjoy your specialty coffee or tea, fancy breakfast or a quick lunch made of organic, fresh and healthy ingredients.

I don’t think the future may be translated into an office space without taking care of our most precious resource: our health. The health of Hotspot is built around the ergonomics of its spaces, the high quality of the furniture, the good mood of its design and the efficiency and comfort of using the office only when and for how long it is needed. All this features have been awarded with the first WELL Health-Safety certification for a flexible office in Romania.

The future of offices is hybrid as studies show that companies expect approximately 40% of employees to utilize a remote working model in the future. 37% of companies expect that more than one quarter of employees will work in hybrid models that combine remote and onsite work. The benefits are obvious and one of the most important advantage consists in the cost reduction as real estate and resource usage. Most of the execution tasks are likely to be performed remotely (up to 78%) while the office remains essential for the strategic and talent management (76%), business development (69%) and creativity (65%).

But the office is no longer a place, but an experience. New business models like the Proximity Offices and the strong shift to Office Hospitality will completely change the office landscape in the following years. And I believe that the entire Real Estate Food Chain – from baks to investors, to developers and asset managers will have no choice but to adopt and adapt.

Hotspot comes as a strong example of how tomorrow’s office will look like. And we already have it ready for you, today.

ABOUT THE AUTHORS
Pauline Roussel and Dimitar Inchev met in a coworking space in Berlin back in 2015. Triggered by what they experienced within the space they belonged to, the duo got curious about understanding the added-value of coworking spaces and collaborative workspaces on people.
Using Berlin at first as their exploration playground, interviewing people running and using those spaces, they furthered their journey across Europe and, with time, across other continents.
Overall, Pauline and Dimitar have visited over the last 5 years, 420 coworking spaces across 47 cities from Tokyo to New York.

The Office is dead! Long live the Office!

Most major changes in society have been induced over time by painful events. Among the beneficial results of the preoccupation to prevent plagues, we can find the invention of waste management, the introduction of broad boulevards and wide public spaces, the birth of urban planning, the inclusion of public parks, together with the radical upgrades in the cities’ sewage system. In like manner, we expect the current COVID-19 crisis to influence our cities in terms of further rethinking the public spaces and transportationfocusing on making buildings healthier and significantly redesigning the hospitality services

In parallel, work-from-home is the new trend and some companies have even “zero office” strategies. Real estate cost savings and flexibility are here the most important drivers. There has been a notable explosion in all the online collaboration technology, which not only supports remote working, but in certain situations, actually enhances productivity. However, employees suffer from isolation and miss social contact, corporate cultures and identities are in decline, training of employees is difficult and creativity and teamwork very limited.

We predict that the long term impact of COVID-19 on the real estate market will be similar to a major earthquake. Some buildings will completely lose their occupants and, consequently, will need to be retrofitted so they may accommodate the new requirements. Furthermore, entire business districts will need to change and adapt their function and configuration for mixed uses.

The future is hybrid

With all these changes happening the purpose of the office will evolve even faster from mainly “a place of production” to more complex objectives like Client Interaction and Representation, Innovation and Creativity, Culture & Branding, Socializing, Satisfaction and Retention of Personnel.

The  consequent new requirements for the office must be linked to flexibilitytime efficiency, safety & hygiene and constant adaptability. The majority of real estate players expect a space reduction as a result of changing working patterns. However, these changes are also supported by the significant changes in technology and companies anticipate a substantial increase in IT costs in parallel with the reduction of real estate costs.

In other words, the future is hybrid. Overall, we expect that up to 40% of employees will utilize a remote working model. People will work remotely, especially in the realm of execution tasksOther tasks like strategic and talent management, business development, and creativity, require much more on-site presence. The more collaborative and creative jobs are the less suitable they are for remote working. However, hybrid work models will have to be incorporated within each company culture.

We predict that the spread of the emerging concept of “hub & spokes” will be strongly accelerated in the next period. The Hubwill be represented by the headquarter and it will serve as the “hive” of the business, while the spokes will be a geographically distributed network of offices, usually based on talent distribution and client needs. The headquarter will consequently be placed in a core location, accessible to public transportation and will act as the cultural center of the business. The Spokes – aka the satellite offices – will be spread around the city, close to residential districts. 

Major or minor ROCHADE?

COVID-19 will not kill the office, but will transform it to become more dynamic than ever, while causing its fair share of disruption. Some workspaces in central business districts may become housing, and some housing in residential areas will become workspaces. The magnitude of this shift is still to be determined. The ability to work remotely will not drive most people away from cities and offices, but it will allow many to live and work in new places. 

Traditional office leases have a significant negative impact on the agility, flexibility and crisis fitness of companies.  Therefore new office concepts with flexible spaces, private or shared offices, shorter-term leases and complex hospitality services will spread even faster. On the long term, traditional office leases for 5-7-10 years might become the exception.

Consequently, the whole real estate „food chain“ will have to adapt, with banks and investors searching for the (currently non existing) flexibility to finance these new business models and to stay relevant and up-to-date.

Bucharest, December 3rd 2020 – Hotspot Workhub, the office space dedicated to flex-work right in the heart of Bucharest, Romania, has recently obtained the BREEAM Excellent certification for sustainable fit-out. Hotspot is thus one of the early adopters of “green” remote work environments, adding a higher level of comfort and efficiency to the standard design, development and management of sustainable office buildings.

“As a German company with 15 years of experience on the Romanian market, we welcome amongst our members the Romanian-German Chamber of Commerce and multinational companies that appreciate quality and efficiency. Our first concern was to configure the work space for safety and well-being and now we have the only fit-out that is under BREEAM Excellent certification in Romania” says Tudor Popp, founder of Hotspot, the flex offices pilot project of REC Partners. REC’s team of experts, or “buildings’ doctors” as they are called,  is specialized in consulting, planning and project management and has been involved in major construction, refurbishment and successful fit-out projects all over Europe. 

High certification levels were obtained in the following categories: Health & Well-Being, Water, Waste and Pollution. Energy, Transport and Management of the space also obtained very good scores. The assessment has been carried out according to the technical manual for BREEAM International Refurbishment and Fitout 2015: Office.

BuildGreen assisted the client from the start, offering consultancy and assessment services in line with BREEAM requirements, advice for sustainable design and acquisitions, as well as BREEAM strategy definition, energy performance, natural water and ventilation optimization, materials, waste management etc. 

Founded in 2010, BuildGreen was involved in the first certification of a green building in Romania; its expertise now covers over 17 countries in Central and Eastern Europe.
